Setting the Expectation with the Homebuyer

Step By Step Guide

  1. Review your floorplan choices, design options and upgrade possibilities with your Sales Executive
  2. When you select your home, you will sign a Residential Contract and pay a 10% non-refundable deposit along with 100% of any changes decided upon upfront to McVaugh Custom Homes Inc. At this time you will receive your homeowner manual including HOA information and deed restrictions
  3. Submit your loan paperwork to the applicable company and provide builder with a pre-approved letter for financing
  4. If applicable, the Selection Coordinator will call you within 24-48 hours to set up a consultation. You should bring pictures, samples or anything that might apply to the interior or exterior scheme you wanting to achieve. If you are purchasing a completed home, please skip to # 9.
  5. Depending your build time or purchase type, you may be able to selection options and upgrades to personalize your new home. You will need to make your selections and decide on options available at this time. If you are building your home from the ground up, you will need to complete all selections prior to your new home starting construction.
  6. At this point, you will have a pre-construction or construction conference with your sales executive, superintendent and the selection coordinator. Now is when any of your questions and concerns are addressed and your options will be reviewed.
  7. Stages of construction include:

    • Pre-construction/Design/Planning
    • Foundation
    • Framing
    • Roof
    • Preparing for Sheetrock
    • Sheetrock
    • Wood trim and doors/Tile
    • Countertops and Paint
    • Wood flooring and carpet
    • Builder Acceptance
    • Homeowner Acceptance
  8. Your Sales Executive will schedule a series of walk- throughs with you throughout construction to include: mechanical rough in (pre-cover up) for electrical and audio/visual, cabinets and trim, closing walk through and new home orientation.
  9. Your Sales Executive confirms your closing date
  10. Loan documents are drawn up from your lender and issued to the title company
  11. Your move-in letter is sent to you along with detailed move in instructions, date/time for your move, confirming when you have access to your new home
  12. The Title Company or closer prepares your final closing statement and notifies you of the funds you need to bring to closing. Now it’s time to set up an appointment to sign the loan documents.
  13. Remember to call to set up utilities and phone service in your new home. The Builder will cut off services within 3 days of closing.
  14. After the city’s final inspection, you home is ready for you.
  15. Your Sales Executive will schedule and notify you of when your Homeowner Acceptance meeting will take place. Items you identify as needing additional attention during your walkthrough are repaired and ready for you to check at your New Home Orientation meeting.
  16. Your Sales Executive will schedule your New Home Orientation
  17. The final funds are brought to your closing and you sign the loan documents.
  18. You will receive all of your warranty manuals at closing. As soon as funds are received your keys and garage door openers will be released to you.
  19. Your loan is funded
  20. Funds are received and the Deeds are recorded
  21. You receive the title to your new home
    1. If anything needs attention in your new home, please log onto the warranty request system and submit necessary items. They will be received immediately and our Customer Care Dept will contact you within 24 hours to set up an appointment.
